Naturally, you will be drawn to the agent who values your home the highest. However, listen to the agent who is using comparables, who has taken the time to research and speak to local surveyors. Too often, the agent who promises the world and values your property high, struggle to deliver on the most basic matters. Choose the agent who understands you are selling your home and not the ones who are just trying to win a sale with high valuations. Weigh up the cost and time on your part versus dropping the price slightly to allow the new owner to complete these tasks in their own time. If you have flaking paint or peeling wallpaper, it will be relatively inexpensive to fix and will instantly boost the appeal of your property so would be worth it. Food smells are a distraction. Give your house a thorough clean as a fresh, clean smelling, warm home is far more appealing to buyers!
